Site Selection
Choose & Purchase Your Home Site
Choosing the site for your home is a carefully thought-out process. Location, elevation, lot size, school districts, orientation, and views all matter — and we help you weigh each one against the life you want to live in your home.
Once you've identified the right lot, we walk you through the purchase end-to-end: surveys, soil samples, well testing where required, public sewer or septic, gas and electric availability — every unglamorous detail handled so the dream stays on track.
Architecture & Plans
Design
Time to get creative. You'll meet with our architects and design team to put your dream home on paper — floor plans, elevations, finishes, and the moments that make a house feel like yours.
We help you keep your vision inside your budget, incorporate your style, and account for the practical needs of how your family actually lives. By the end of this phase, you'll know exactly what you're building.
Budget & Agreement
Contract
Once the design and plans are finalized, we present the full build cost — every line item, every assumption, on paper.
This is the moment to revisit the floor plan, swap finishes, or adjust scope before anything is locked in. Once you've agreed on the cost and signed the contract, the number is the number — no surprises during the build.
Permits, Trades & Build
Financing & Construction
After the contract is signed, securing financing is next. We can work with your lender or help connect you with one. In the meantime, we kick off building-plan approvals and lock in every trade we'll need so we can break ground as soon as permits clear.
Once plans are approved, construction begins. Most custom builds complete in a 12–18 month period, with regular site walkthroughs so you can see your home take shape.
Final Inspection & Handover
Walkthrough & Occupancy
You've been involved in every stage — but occupancy is the moment everything comes together. We complete a final walkthrough to make sure your home is move-in ready, and we walk you through every system and unique feature, plus your home warranty coverage.
Once the Certificate of Occupancy is in hand, the keys are yours. Welcome home.
